The title question comes first, always
Land around Labuan Bajo has appreciated fast enough that documentation has not always kept pace, and the single most expensive mistake a buyer makes here is treating a certificate as self-evidently clean. Our listing pages therefore lead with title class — Hak Milik, Hak Guna Bangunan, or land still held under a customary or unregistered arrangement — and state what a foreign buyer may and may not hold directly. Nominee structures are described as what they are, including their legal exposure, rather than presented as a normal purchase route.
What we verify and what we tell you to verify
Certificate details are checked against the National Land Agency record, and zoning and permitted use against the regional spatial plan for West Manggarai, since a plot inside a conservation or coastal buffer zone cannot be built on regardless of what the seller expects. Both checks are dated on the listing. We tell buyers to repeat them independently before funds move, and we say why.

We are not notaries, not licensed land deed officials and not lawyers, and no page here carries an individual’s professional title or licence. A transaction must go through a licensed PPAT and independent counsel; we prepare and present information, we do not certify it.
